Fall Roof Check Before Winter

Fall is the last easy window to catch a roof problem before cold weather, wind and wet months arrive. Here is what summer can leave behind on a roof, what to watch for from the ground and from inside, and how to tell whether you are looking at a repair or a replacement.

Why Fall Is the Time to Look at Your Roof

Late September is a turning point for a roof in western Kentucky and northern Tennessee. The long stretch of summer heat and sun is ending, and the months ahead bring cold nights, falling leaves, wind, rain and the occasional freeze. A roof that has a small weak spot right now, a lifted shingle, a loose piece of flashing, a seam that has started to open up, usually does not stay small once that weather starts working on it.

Fall is also the season when a roof problem is still easy to plan around. Once winter settles in, a leak tends to become a same day emergency instead of a job you can schedule on your own terms. Taking a look now, while the weather is still mild, gives you room to decide what you want to do before the roof decides for you.

What Summer Leaves Behind on a Roof

A roof takes the full force of the summer sun every day. By the end of the season, it is worth paying attention to what that exposure, plus any summer storms, may have left behind.

Wind and hail you may not have noticed

Storm damage does not always look like damage from the ground. Wind and hail can lift shingle tabs and strip granules without leaving an obvious hole. A roof can look fine from the driveway and still have spots where the shingle surface has been worn or a tab no longer lies flat. Those are exactly the places where fall and winter rain finds its way in. Our roofing page covers how we handle storm damage roofing: we look at what actually happened and lay out your options.

Flashing around chimneys and vents

Flashing is the metal that seals the joints where the roof meets a chimney, a wall or a vent pipe. When it pulls loose, water can run behind it and into the roof deck even when the shingles themselves are in good shape. Loose flashing around a chimney or vent is one of the most common reasons for a repair call, and it is much easier to deal with before the wet season than in the middle of it.

What to Watch for This Fall

You do not need to climb onto your roof to keep an eye on it, and we would rather you did not. Most of what matters can be noticed from the ground or from inside the house.

From the ground

  • Shingles that are missing, curled, or sitting at a different angle than the ones around them.
  • Bare or dark patches where the shingle surface looks worn compared with the rest of the roof.
  • Flashing around a chimney or vent that looks bent, lifted or out of place.
  • Leaves, branches or debris building up in valleys and gutters, where water is supposed to move off the roof freely.

From inside

  • Stains or discoloration on ceilings, especially on the top floor or near exterior walls.
  • Damp spots or a musty smell in the attic after a rain.
  • Daylight showing through the roof boards from the attic side.

None of these signs tells you on its own how big the problem is. What they do tell you is that it is time to have someone who works on roofs every day take a look before the weather gets colder.

Repair or Replacement: Knowing Which One You Need

Not every fall roof problem means a new roof. A lot of the time, a leak, a few missing shingles, or flashing pulled loose around a chimney can be handled as a repair by the same crew that installs full roofs. The goal of a repair is to fix the specific spot that is failing and keep the rest of a sound roof doing its job.

Sometimes, though, a repair is not enough anymore. When the problems are spread across the whole roof instead of one area, a full replacement is usually the more sensible path. A replacement means the old roofing material comes off, the deck gets checked, new underlayment goes down, and the new shingles are laid course by course to the GAF standard. Every roof we install is built up in the same three layers, in order: the wood deck, the underlayment, and the shingle course on top.

If you are weighing a bigger project this fall, it helps to know that financing is available through Enhancify for qualified roofing projects. You can find the link on our roofing page.

Why Not Wait Until Spring

It is tempting to put roof work off until the weather warms back up. The trouble is that the months between now and spring are exactly the months that put the most stress on a roof that already has a weak spot. Leaves and debris hold moisture against the roof surface. Wind finds any shingle tab that is already loose. Rain keeps testing every seam and every piece of flashing. A small issue that would have been a quick repair in September can turn into water damage inside the house by January.

Planning ahead in the fall means you get to choose the timing, ask your questions, and understand your options without the pressure of water dripping into a bedroom.

When It Cannot Wait

Some roof problems do not give you the chance to plan. A tree limb comes down in a fall storm, or a leak shows up in the middle of the night. Stanley Custom Builders is open 24 hours a day, 7 days a week, 365 days a year, for roofs that cannot wait until Monday. Call (270) 703-9177 and describe what is happening, and we will talk it through with you.
